Application Process & Instructions
One application per adult along with copy of ID, income source, and $35 cash each can be submitted at any time by dropping this off in the locking mailbox at 510 Nelson Lane in Lincoln, CA. If applicant is out of the area, the fee can be deposited to my Wells Fargo account #3508206665 or paid via PayPal using my email as delivery with the balance of information scanned and emailed to firstname.lastname@example.org.
Incomplete applications will be put behind those complete applications received at the same time. While credit scores under 600 can be scary, I tend to rely more heavily on the credit history itself. Items on credit that will usually lead to a denial are unpaid liens or judgments (they can become a pay garnishment), an eviction or debt from a prior tenancy, utilities that are unpaid or in collections, and a bankruptcy that has not been discharged. Applications are accepted on a first-come, first-served basis. If you have something specific on your credit history that may be a disqualified, feel free to contact me with specifics so that I can either encourage you to move forward with your application or advise if that item(s) would disqualify you for tenancy.
