I provide a full range of thorough and competent services for the investment property owner. They include advertising, showing, repairs/maintenance, property inspections, rent collection, eviction services, statements monthly with direct deposit available. My fees are very competitive; I encourage my clients to shop around. They might find a lower % - but then the company will ask for fees to do the advertising, complete the lease, and other creative ways that make their cost significantly higher than mine. I can provide many references both on the tenant and the owners' side of the transaction. And bottom line - when you are shopping for a property manager - did they answer their phone? If you had to leave a message, did they call you right back? Because that's the kind of responsiveness you can expect when one of your most expensive assets is sitting vacant generating no income. And finally - do they charge you an advance fee? I do not. I'm confident in my ability to rent your home quickly and to the right tenant - so I charge nothing until I collect rent from the new tenant - so there is no out-of-pocket expense to you directly.
Full Service Property Management
I provide professional management services that help you achieve your financial expectations. Our office is open 7 days/week to show your property to prospective clients, and with our strategically located offices in Roseville and Lincoln, our walk-in traffic and marketing strengths give our clients a leg up on the competition. Full service includes:
- Current market analysis of rental property value
- Advertising includes professional signage, ad posting on various national and local websites, select print media, and may include direct mail.
- Showing of property to clients 7 days/week
- Thorough tenant screening
- Detailed property inspection prior to tenant occupancy & at lease conclusion
- Rent collection and monthly accounting
- Maintenance and repair management as needed & authorized
The fee for full service is 8% of the rent collected (a 12-month management agreement is required), so naturally it is in our best interest as well as yours not only to ask the highest possible rent, but also to collect that rent monthly. We charge a one-time database setup of $95 to provide you an owner access portal so that any time, any day, you can view your lease, any repair bills, whether the tenant has paid their rent, as well as a number of other tasks.
We essentially hand over a tenant who is pre-approved by you and screened by us - whereas you are provided with extensive, detailed information based on our experience in checking references, credit, eviction history and criminal background of a potential tenant.
The cost for this service is 2/3 of one months' rent - this includes all advertising, property demonstration, credit/background screening, and lease execution.
